We pull the last 90 days of DLD sales in your community, restricted to your property type and ±1 bedroom of yours.
A renovated unit trades 5% above the community median; a needs-work unit trades 12% below. We apply the multiplier based on your self-reported condition.
We always return a range, never a single number. Estimates with <5 comparable transactions get flagged as 'limited data'.
