1. What Propora is
Propora is a property intelligence platform that aggregates UAE real estate market data, surfaces AI-powered analysis on listings, and connects buyers, renters and investors with licensed third-party advisors and agencies. Propora is not a real estate brokerage and does not represent buyers, sellers, landlords or tenants in transactions. Brokerage services are provided by independently licensed advisors and agencies; Propora's role is limited to intelligence, discovery and introduction.
2. Eligibility
You must be at least 18 years old and legally able to enter contracts to use Propora. By using the platform you confirm you meet these conditions.
3. Account responsibilities
- Provide accurate, up-to-date information.
- Keep your credentials confidential. You are responsible for activity on your account.
- Enable two-factor authentication on paid advisor and admin accounts.
- Notify us at security@propora.ae of any unauthorised access.
4. Listing accuracy (advisors)
Advisors and agencies who publish listings on Propora are solely responsible for the accuracy of every listing. By submitting a listing you confirm:
- You hold a valid RERA Broker Card and the agency holds a current trade licence (where required by the relevant emirate).
- The listing has a valid RERA permit number and, in Dubai, valid Trakheesi authorisation.
- The advertised price, size, unit number, floor, view, and amenities reflect the property accurately at the time of listing.
- You have written authorisation from the owner to list the property (Form A or equivalent).
- Listing photos, floor plans and virtual tours are of the actual property — no stock imagery, no AI-generated renders, no photos lifted from other portals.
- You will withdraw or update the listing within 24 hours of the property going under offer, being leased, sold, or materially changing.
- You agree to keep the listing fresh by reconfirming price and availability when prompted by the platform.
Propora may independently verify these claims (including via RERA and DLD APIs) and may withdraw any listing that fails verification, is reported and confirmed inaccurate, or violates the Listing Policy.
5. Prohibited content and conduct
You may not:
- Submit listings without a valid RERA permit where required by Dubai or other emirate law.
- Misrepresent prices, unit details, location, condition or availability.
- Submit unauthorised contact details, redirect leads off-platform, or share buyer contact information collected through Propora with third parties.
- Engage in price arbitrage — list the same unit at different prices on different portals to manipulate Propora's market data.
- Duplicate the same property across multiple listings or accounts.
- Submit fraudulent valuation, mortgage pre-approval or identity documents.
- Scrape, mirror, or systematically copy data from Propora without prior written permission.
- Use Propora to send unsolicited marketing, defame an advisor, or harass other users.
- Interfere with the normal operation of the platform (rate-limit evasion, automated scripts, credential stuffing).
6. AI-generated content
Propora uses AI (primarily Anthropic's Claude family) to generate listing insights, investment ratings, market commentary, and natural-language search interpretation. AI output is provided for information only and is not investment, legal, or financial advice. You should independently verify any data point you intend to rely on for a transaction. We make best-effort attempts to be accurate but make no warranty of completeness or fitness for any particular purpose.
7. Financial calculators and estimates
The mortgage calculator, affordability tool, Propora Estimate and lender comparison are indicative only. They do not constitute lending decisions, valuations or formal property appraisals. The binding terms of any mortgage come from the lender after their own credit review and valuation. Propora is not a regulated mortgage broker.
8. Subscriptions and billing
Agency subscriptions (FREE, STARTER, PRO, ELITE), Developer Enterprise plans, and other paid services are billed monthly or annually through Stripe in AED. Prices exclude VAT, which is added at the prevailing UAE rate (currently 5%). Cancellation takes effect at the end of the current billing period. Failed payments enter a 72-hour grace period before listings are paused; after 9 days of non-payment the subscription moves to PAST_DUE and all active listings are withdrawn until payment is restored.
9. Refund policy
Subscription fees are non-refundable except where required by UAE law. Credits purchased for marketing campaigns are non-refundable but do not expire on PRO and ELITE plans (subject to the maximum bank described on /pricing). Gift orders and listing-media services follow the deliverable-review cycle: if the deliverable is rejected on first review the order is refunded in full; if rejected on second review the order is refunded less any verifiable third-party costs. Any refund is processed via Stripe to the original payment method within 14 business days.
10. Third-party services
When you contact an advisor, request a mortgage quote, book a viewing, or use any third-party service surfaced on Propora, your interaction is governed by that third party's own terms and privacy policy. Propora is not a party to the resulting transaction or contract.
11. Intellectual property
Propora's brand, source code, design, market commentary, AI insights, and aggregated data are owned by Propora FZ-LLC. Listing photos and descriptions remain the property of the submitting advisor or agency, who grants Propora a non-exclusive, worldwide licence to host, display, watermark and surface them in search results and marketing for the duration of the listing.
12. Liability
To the maximum extent permitted by UAE law, Propora is not liable for indirect, incidental, consequential or punitive damages, including loss of profits or business opportunity, arising from your use of the platform. Our aggregate liability for direct damages is limited to the greater of (a) fees you paid Propora in the 12 months preceding the claim, and (b) AED 500. Nothing in these terms excludes liability for fraud, gross negligence, or any liability that cannot be excluded under UAE law.
13. Suspension and termination
We may suspend or terminate accounts that breach these terms, with or without notice. You may terminate your account at any time via your account settings; account termination triggers the PDPL Article 14 erasure flow (see Privacy Policy). Termination does not affect rights or obligations that accrued before termination, including outstanding subscription fees and pending vendor payouts.
14. Governing law and disputes
These terms are governed by the laws of the United Arab Emirates and, in particular, the laws of the Emirate of Dubai. Any dispute that cannot be resolved informally will be submitted to the exclusive jurisdiction of the courts of Dubai. Real estate disputes between advisors, landlords, and tenants are handled by the Dubai Rental Dispute Settlement Centre (RDC) under existing RERA procedure. The English version of these terms is the canonical legal text; localised versions are provided for accessibility and any conflict will be resolved in favour of the English text.
15. Changes to these terms
We may amend these terms as the product or law evolves. Material changes will be communicated by email to registered users at least 14 days in advance and reflected by an updated effective date at the top of this page.
