What you can — and can't — post on Propora.
This policy applies to every listing on Propora.ae. It exists so buyers can trust what they see, and Property Advisors know exactly where the line sits. The rules are short, specific, and enforced consistently.
The 30-second version
- Be accurate. Price, size, beds, and availability must match the property today, not last quarter.
- Be real. Photos must be of the actual unit — no stock images, AI fakes, or watermarks from competitors.
- Be compliant. Every listing carries a valid RERA permit and Trakheesi number. We check.
1. Accuracy requirements
Every field on a listing is a promise to the buyer. Misrepresentations are the single fastest way to lose buyer trust on a marketplace.
- Asking price reflects the price you will accept today.
- Bedrooms and bathrooms match what the property actually contains — including maids' rooms only if labelled separately.
- Built-up area in sqft is accurate within ±2%.
- Completion status (Ready / Off-plan) and handover quarter are current.
- Service charge per sqft is stated where known. Mark “contact agent” only if genuinely unknown.
- If the property goes off the market, the listing is withdrawn within 48 hours. Sold and leased listings are kept for transparency but clearly labelled.
2. Prohibited listings
The following will be removed without notice on first detection.
- Properties already sold, leased, or otherwise unavailable — listed as available.
- Listings without a valid, unexpired RERA permit on the property address.
- Fabricated details — invented unit numbers, fake floor levels, misleading view claims.
- Duplicate listings — two listings for the same unit by the same Advisor or agency.
- Bait-and-switch — listings at impossibly low prices with the intent of upselling to a different property on enquiry.
- Listings that misrepresent rent as sale (or vice versa) to game search ranking.
3. Photo requirements
Photos are how buyers decide whether to enquire. They have to be of the property you're selling.
- Minimum 5 photos. Listings with fewer than 5 will not be published.
- Photos must be of the actual unit — exterior, interior, and at least one room from each major space (living, kitchen, master bedroom, bathroom).
- No stock photography or generic developer renders.
- No AI-generated images of rooms that don't exist as depicted.
- No watermarks from PropertyFinder, Bayut, or other portals. We'll watermark our own photos with our own mark on upload.
- No edited photos that materially change the appearance (e.g. removing buildings from a view, replacing the sky).
4. RERA compliance
Every Dubai listing must satisfy Real Estate Regulatory Authority requirements before it is published. We validate on submission and re-validate nightly.
- RERA Permit Number must be valid, unexpired, and match the property address.
- Trakheesi Permit Number must be present for properties advertised in Dubai.
- DLD Title Deed reference is encouraged where available and unlocks the ProVerified badge.
- Advisor must hold an active RERA Broker Number (BRN). Advisors with expired BRN cannot publish new listings.
5. Consequences
We enforce this policy on a three-strike escalation ladder.

Warning
First violation triggers a warning email + 48 hours to correct the listing. The Advisor's account remains in good standing.

Listing withdrawal
A second violation within 90 days withdraws the offending listing immediately. The Advisor receives a written notice and the listing cannot be re-published without compliance review.

Account suspension
A third violation suspends the Advisor's account pending review. Agency principals are notified. Suspensions can be lifted after a compliance interview with the Propora moderation team.

Email support@propora.ae within 7 days of the action with the listing reference and your reasoning. The moderation team reviews every dispute within 48 hours. If we made the wrong call, we'll restore the listing and clear the warning.
