Freehold vs leasehold in the UAE — zones, restrictions, GCC rules
Whether you can buy a property — and whether you can ever resell it — comes down to two words on the title deed: freehold or leasehold.
Freehold — open to all
Freehold zones grant outright, perpetual ownership to any nationality. You can buy, sell, rent, lease, mortgage, will and gift the property without restriction. Almost every iconic Dubai neighbourhood is freehold.
Dubai freehold zones include: Marina, Downtown, Palm Jumeirah, JVC, Business Bay, Dubai Hills, Arabian Ranches, Tilal Al Ghaf, DIFC, JBR, Creek Harbour, Emirates Hills, Meydan, Dubailand, Al Furjan, Al Barsha South, JLT.
Abu Dhabi freehold zones (since 2019) include: Saadiyat Island, Yas Island, Al Reem Island, Al Raha Beach, Masdar City, Maryah Island.
Leasehold — long term but with limits
Leasehold gives you a 99-year right of use, not perpetual ownership. The freehold sits with the underlying landowner (typically a UAE or GCC national). You can sell the remaining lease — but each year shaves a year off, and the resale market thins past year 50.
Most emirates outside of Dubai + Abu Dhabi default to leasehold for non-nationals.
GCC-only ownership
Some zones are GCC-only — restricted to nationals of the six Gulf Cooperation Council states (UAE, Saudi Arabia, Kuwait, Bahrain, Oman, Qatar). Outside those, you can rent indefinitely but never own.
GCC-only zones are typically inherited / family land in Sharjah and the northern emirates. If you're considering one, get tenure written into the contract and verified on the title deed before deposit.
Golden Visa unlock
Property worth AED 2M+ qualifies the owner for the UAE Golden Visa — a 10-year residence permit, sponsorless, renewable. Works for freehold purchases only. Both ready and off-plan (subject to ≥ 50% paid) qualify.
